We know the damage pests can cause, and we'll do our best to help spot problems. We specialize in inspections for wood-destroying insects, but if you hire us, we'll also do water testing and septic walkover inspections as add-on services.
Please note that the party that orders the inspection is responsible for payment within 30 days regardless of the results. Even if the deal falls through, the ordering party is required to pay for our services.

Understanding a Wood Destroying Insect Inspection
The Wood Destroying Insect Inspection and legal NPMA 33 Wood Destroying Insect report are required by lenders for the sale or refinancing of a property. We can get it done! Barrett Pest & Termite Services is a licensed and insured affiliate member of the Blue Ridge Board of Realtors, and we are sentrilock box accessible.
We work with realtors and provide these services on any residential or commercial property to help get to closing day. All Wood Destroying Insect Inspections are performed by state-certified inspectors with over 10 years of experience. The cost for a Wood Destroying Insect Inspection and legal report starts at $75. Water Testing Services
Bacteria Testing — $90
We will test for bacteria within our normal service area.
Results: Ready within 24–48 hours.
Lead, Nitrate, and Nitrite Testing — $250
Testing for lead, nitrate, and nitrite is available within our normal service area.
Results: Available within 7–10 days.
Septic Walkover Inspection
Septic Walkover Inspection and Report — $200
This is a basic visual inspection where approximately 100 gallons of water are run through the system by flushing toilets and running all faucets within the structure.
We look for:
- Any visible leaking within the visible plumbing inside the structure
- Signs of seepage and/or odor in the septic field area
- Indicators that could suggest broken or failing lines
Important: There is no warranty or guarantee with this inspection and report.
Well Chlorination (DIY Instructions)
Barrett Pest & Termite Services does not chlorinate wells. If well chlorination is required, please consult the health department or follow the steps below.
Chlorination Directions
- Mix 1/2 pound of granular chlorine (“shock”) in a bucket.
- Pour it directly into the well casing.
- Immediately flush the casing with water from a garden hose.
- Continue running water down the casing until chlorine is present at the end of the garden hose.
- Shut off the garden hose and go into the house.
- Bypass any water softener (if applicable).
- Turn on all inside faucets and run cold water.
- Flush all toilets several times until chlorine is present.
- Shut all faucets and toilets off.
- Wait 24 hours for maximum effect.
Chlorination Clearing Off Process
- Run the chlorine off using an outside garden hose.
- Spray away from the foundation of the house.
- Do not spray on the ground above a septic field.
- Use chlorine test kits or strips to confirm chlorine is present at the end of the hose.
- Once clear, flush the remainder of the chlorine out of the household lines by running all faucets and flushing all toilets.
- Confirm the chlorine is gone with test kits or strips.
Performing the service this way will limit the amount of chlorine that enters the septic field and will help preserve the most water.

Barrett Pest & Termite Services is not a state-certified water testing lab and is not a licensed septic company.
We only provide water sample collection and septic walkover inspection services in conjunction with a Wood Destroying Insect Inspection (WDI).
Additionally:
- A septic walkover will only be performed with a copy of the Health Department’s plat map or diagram.
- Our septic walkover inspection and report includes questions that must be answered by the property owner or an authorized agent.
